Privacy Policy

Last updated: November 4, 2026

JLPM Realty Corporation operates the JLPM Realty website at jlpmrealty.com. This notice explains how personal information is handled when you browse, register, sign in, connect a social account, or contact us.

Information we use

  • Accounts: your name, username, email address, profile photo and information you choose to provide, account approval status, and account activity. Password sign-in uses a password hash rather than a readable password.
  • Google and Facebook sign-in: the provider’s account identifier, name, email address when available, and profile photo/basic profile information supplied through the permissions you authorize. JLPM does not receive your Google or Facebook password.
  • Inquiries and services: contact details, messages, property interests, saved preferences and information you submit for real estate services. Agent, buyer and appointment records may include information supplied by the participants or authorized JLPM personnel.
  • Technical information: IP address, browser/device information, session cookies, security and activity records. If you enable browser notifications, the notification service also processes device/browser subscription identifiers and delivery information.

Why we use information

We use this information to create and authenticate accounts, verify email addresses, apply account approval and access restrictions, connect sign-in methods, prevent duplicate accounts and misuse, respond to inquiries, manage authorized real estate services, send account/service messages and maintain website security. Optional browser notifications can be disabled in your browser or device settings.

Property inquiries from guests

You can use the inquiry section on a public property page without signing in, or while signed in to a guest/buyer account. The form requires your name, email address, phone number and message. These details let us identify your request and contact you about it. If you do not provide all four fields, the form cannot be submitted. You can instead contact us using the contact details below.

We also include the property reference, title and page link so we know which listing you are asking about. Where you inquire through an agent storefront, the relevant agent/storefront reference may be included to route your request and maintain an auditable record of its handling.

Your inquiry is a private contact request, not a public comment. It is sent through our email system and may be recorded in our customer relationship management (CRM) system together with contact details, the property of interest, submission details and follow-up history. Authorized JLPM personnel and the agent or team handling the request may access the information within their permissions. Inquiries from the main website are directed to JLPM; inquiries through an approved agent storefront may be directed to that agent, with authorized JLPM oversight.

We use this information to reply about availability, quotations or payment computations, arrange requested viewings, and follow up on your real estate request. Submitting the form does not create a new website account or subscribe you to a mailing list. Please include only information relevant to your inquiry; do not send passwords, one-time codes, payment-card details or copies of identity documents through this form.

The retention, security and privacy-request provisions below also apply to inquiry records and related email correspondence. You can request access, correction or deletion, or ask us to stop following up, by emailing [email protected]. You do not need a website account to make a privacy request. Applicable legal, transaction and security retention requirements may still apply.

Advertising and inquiry sources

When you arrive through a tagged JLPM advertisement, we use the campaign, ad and platform references in the link to understand which advertising leads to inquiries. Campaign tags and the visit time are temporarily held in this website’s browser-tab session storage and used for up to 24 hours as you browse. A new tagged campaign can replace that reference. This storage does not contain your name, email address, phone number or message.

If you submit an inquiry, the campaign reference may be saved with your lead and inquiry record in our CRM. Authorized JLPM personnel use it to identify inquiry sources and assess advertising performance. The retention and privacy-request provisions in this notice apply. This CRM source-tracking feature does not send your inquiry details to Google or Meta; the optional measurement tools below are separate. Blocking browser storage may prevent source tracking but does not prevent you from sending an inquiry.

Cookies and your choices

Necessary cookies and similar storage support essential website functions such as security, sign-in and remembering your privacy preferences. Optional analytics and marketing tracking remain off until you accept the relevant category. Ignoring, closing or clicking outside the notice does not give consent.

Choose Accept All, Necessary Only, or Customize Settings. Analytics, Marketing (Meta), and Google Ads can be selected separately. You can browse properties and submit inquiries without accepting optional tracking.

Analytics: Google Analytics 4

If you accept Analytics, Google Analytics 4 helps JLPM measure public page visits, successful inquiries, contact clicks and campaign performance. Google receives usage events, a pseudonymous browser identifier and technical information such as device/browser and network information. Our integration sends cleaned public page addresses, referring website origins and restricted campaign identifiers; URL fragments, arbitrary query parameters and the full referring address are excluded.

Inquiry messages, names, email addresses, phone numbers, private documents and internal website-account identifiers are not included in our event parameters. Google signals, user-provided data collection and advertising personalisation are off for this Analytics configuration. Staff/dashboard and private pages are excluded from this integration.

Our Analytics cookie lifetime is configured to 180 days without automatic renewal. The property’s retention settings are 2 months for event data and 14 months for user data, with the user retention period renewed by new activity. These controls do not apply to most standard aggregated reports. Learn how Google uses information from sites that use its services and read Google’s Privacy Policy.

Marketing: Meta Pixel

If you accept Marketing, Meta Pixel helps us measure Facebook and Instagram advertising. Meta receives public page and event information, browser/network information and cookie identifiers. Inquiry messages and contact details are excluded from our event parameters. This browser integration does not use advanced matching or send server-side conversion events. See Meta’s Privacy Policy for its processing and retention practices.

Google Ads: inquiry measurement

If you accept Google Ads, Google receives a successful property-inquiry event, cleaned public page addresses, ad-click identifiers where available, and browser/network and cookie identifiers to measure advertising results. Analytics consent alone does not enable this Google Ads measurement. Existing Analytics or Meta choices do not automatically enable Google Ads.

This integration does not include your name, email address, phone number or message in conversion parameters. Enhanced conversions and advertising personalisation are off. A completed inquiry is measured only after the website confirms a successful submission; opening the contact page or clicking an inquiry button is not counted as a completed inquiry. When you also accept Analytics, validated Google click identifiers may be included in the cleaned page address to support attribution. See Google’s Privacy Policy.

Change or withdraw consent

Open Cookie Settings in the footer at any time. We remember your selection for 180 days in that browser. Clearing storage, changing browsers, expiry or a change to the configured tracking providers may require a new choice. Supported Global Privacy Control signals keep optional tracking off.

Withdrawing consent stops future measurement from this integration and removes its accessible first-party Analytics, Google Ads and Meta cookies. It does not delete information already received by those providers. For privacy requests, contact JLPM at [email protected]. Google and Meta may process information outside the Philippines.

The existing advertising/inquiry-source feature described separately in this policy records campaign references with a submitted inquiry for JLPM’s CRM. It is distinct from these optional Google Analytics, Google Ads and Meta Pixel integrations.

Google and Facebook connections

Social sign-in is optional. A social account may sign in to an existing JLPM account when its email matches, or when it has been securely linked in My Profile. Multiple linked social identities can point to one JLPM account; linking does not merge all records from separate accounts. Agent approval requirements and denied-account restrictions still apply.

The requested social-login access is limited to email and basic profile information. The login feature does not request access to Gmail messages, Facebook posts, friends or the ability to post on your behalf. Provider authentication credentials and temporary authorization responses are used to complete sign-in. Connection records and security history help identify the correct JLPM account and prevent unauthorized reassignment.

You can revoke JLPM access in your Google Account’s third-party connections settings or Facebook’s Apps and Websites settings. Revoking provider access does not by itself delete your JLPM account or information already held by JLPM. For removal of a connection or account data, follow our Data Deletion Instructions.

Optional Facebook Page connections

Facebook Page connections use the separate JLPM Realty Page Publishing app and are not required for Google or Facebook sign-in. This optional feature is available to approved JLPM agents on the live website, subject to Meta authorization and permissions. Connecting a Page requires a separate Facebook authorization; signing in or adding a public Facebook link does not authorize Page access.

If you authorize a Page connection, JLPM uses your Facebook account identifier, the selected Page identifier and name, granted permissions, Page tasks and protected Page access token to verify your right to manage content for that Page. The requested Page permissions are pages_show_list, pages_read_engagement and pages_manage_posts. Facebook may return the Pages you manage during this check; JLPM stores only the Pages you select. The temporary user access token is not retained. JLPM does not receive your Facebook password.

Page access tokens are encrypted and bound to the relevant JLPM account, agent and Page. Page connections are private account information, not a public list on an agent storefront. Meta receives the authorization and Page-verification requests under its own policies. Connecting a Page does not send Facebook posts or upload property images, private notes or attachments. Publishing requires a separate enabled workflow and review of the content and destination.

You can disconnect a Page from Facebook Pages in your JLPM dashboard, or ask us at [email protected]. Disconnecting removes the local Page token and Facebook account identifier from that connection; the Page name/identifier and connection/disconnection timestamps may remain as limited security and connection history. Removing this separate Page integration does not remove your Google or Facebook sign-in connection, delete your JLPM account, or delete existing posts on Facebook. Backups may retain encrypted copies until they expire under the backup lifecycle. See our Data Deletion Instructions for requests and provider revocation.

Who may receive information

Authorized JLPM administrators and agents access information needed for their assigned work and permissions. Inquiries may be shared with the agent or team handling your request. Website hosting, email delivery, security, authentication and notification providers process information needed to provide their services. Google and Meta process social-login interactions under their own privacy policies; OneSignal provides enabled browser notifications. Service providers may process information outside the Philippines.

Public agent profiles, published listings, blog content and other information intentionally submitted for publication can be viewed publicly. Do not include confidential personal information in public descriptions or uploads. We may disclose information when required by law or when necessary to address fraud, security incidents or legal claims.

Cookies and external content

Cookies and similar storage support sign-in, security checks, account sessions and preferences. Disabling essential cookies can prevent login from working. Embedded videos, maps, images or other external content may contact the relevant provider, which may receive your IP address, browser information and cookies. Their own privacy policies apply. This includes Google’s Privacy Policy and Meta’s Privacy Policy.

Retention and security

Account and service information is kept while needed to provide the service, manage ongoing inquiries or transactions, maintain security and meet applicable obligations. Account changes and social-connection events may be retained as audit records. Deletion requests are reviewed to distinguish information that can be removed from records that must be retained for a justified legal, transaction, dispute or security purpose. We will explain any retained categories when responding to your request. Backup copies may remain until removed through the backup lifecycle.

Access controls, authentication checks and other technical measures protect information. No website or transmission method can guarantee absolute security. Please keep your sign-in methods secure and report suspected unauthorized access.

Your choices and privacy requests

You may request access to, correction of, or deletion/blocking of your personal information, withdraw consent where applicable, or raise a privacy concern by emailing [email protected]. We may request proportionate proof of account ownership before acting. Never send your password, OTP or social-login secret. Some requests may be subject to applicable limits or retention requirements.

You may also contact the Philippine National Privacy Commission about your data privacy rights or a complaint.
